Working Drawings and Construction Phases

HOMEOWNER... With your "Preliminary Plan" and "Estimate" in hand you can begin to obtain any necessary financing. You must also begin to select your key allowance items windows, doors, cabinets, tiles, fixtures, floorings, etc. After you have accepted the "Working Drawings" and "Construction Agreement" we can begin projects construction.

ARCHITECTURAL... We begin the working drawings by drawing the site foundation, framing and roof plans. Then our engineers determine the structural needs of the project. Our interior designers work closely with you to define the finish materials and specifications. These "Working Drawings" are required by the city and used to communicate with all the contractors & suppliers.

MANAGEMENT... After the working drawings are complete, we finalize the bids and begin coordinating subcontractors and suppliers. When permits are issued, a construction schedule is set and material purchases begin.

SUPERVISION... Construction starts when the materials and tools are delivered. The supervisor is responsible for the construction progress and maintaining security and cleanliness of the site. We frequently inspect our projects for quality and progress.

SITE WORK... The work begins with the demolition and excavation at the site. Utilities may need upgrading or even require new installations. Later during this phase, steps, walks, decks, landscaping and driveways are installed.

BUILDING... During this phase, we build the foundation,    
sub-floors, walls, roof, and install the windows, doors and 
siding. At the end of this phase the project is considered  
"weather-tight."

MECHANICAL... In the mechanical phase, heating, 
plumbing, wiring, thermal insulation and other mechanical systems are installed within the walls.

INTERIOR... During the finish phase, the interior drywall, cabinets, surfaces, fixtures and flooring are installed. Upon completion, your home is ready for furnishings and decorating.

BUSINESS... At the end of each project, Owners are encouraged to list any items that may not meet their expectations. We will complete the job to your satisfaction before we require final payment.
